In any financial climate the strongest leads for your real estate business will always come from referrals. How much more is this true right now that the financial system is breaking down.
But how can you get these referrals?
Of course you can ask for them when you sell a home. However there is an even better way, and that is to use the power of giving.
When you give (from your heart) you will create friends who will remember you whenever they need your services. Of course this will affect not just your clients, who become your friends, but their friends as well. They will be quick to give their friends and acquaintances your name and phone number whenever a need for your services is mentioned in conversation.
One very powerful way to cross that bridge from client to friend is to give them something that will make you stand out from other businesses.
It will be something that will make them see you as a real human being, not just as a business agent.

Let’s suppose you close a deal with a new client on one of the homes you have listed. You are at the home with this couple or family as they take another look around to start planning where they will place their furniture.
You get out your digital camera and take some candid shots and then as you are all leaving you group the family members together and take their photo outside of their new home.
A few days later as they are moving in there is a card in their letterbox. It is probably the only piece of mail there because the redirect from their old address has not yet taken effect.
On the front of the card is that photo of the family outside of their new home together with the caption “Welcome Home”.
Inside of the card is one of the candid shots you took as they were measuring the rooms. Along with this is a short warm message from you and some information about activities in their new neighborhood. There may even be some important public service phone numbers that they may need.
The card is signed by you, and on the BACK is your return address, name and phone number.
The card itself has no sign of ANY type of promotion (not even a “if you need me comment”) – it is just a warm friendly message.
How do you think your new clients will feel when they receive this card?
I am sure that a shift will happen in their minds. They will start to see you as something more than just their realtor.
Will this card be thrown away? Most likely not.
When this family, their neighbors, aquaintances or friends need the services of a realtor, who do you think will be called? Yes – most likely it will be you.
